Buyers pay a 5% Reservation Fee which will take your plot off the market for 10 days ensuring that no one else can buy this plot of land.
|
|
|
Indicate how you are going to pay for your plot on the Reservation Notice.
|
|
|
Complete the Reservation Notice, tick relevant box and return electronically to developer or by post to them enclosing a cheque for the 5% Reservation Fee payable to the developer.
|
|
|
Payment can also be made by bank transfer – Buyer will need contact developer for details if required.
|
|
|
Your Reservation Fee is credited towards the deposit of 30% leaving a deposit balance of 25% payable to developer within 14 days of the date you sign / submit the Reservation Notice.
|
|
|
If the deposit is not received by developer within the 10 day period allowed, the 5% Reservation Fee is forfeited and the plot is placed back on the market for sale.
|
|
|
To comply with U.K. money laundering regulations developer will need a certified copy of your passport and proof of your address by production of a copy of a current utility bill (dated within the last 3 months) with your deposit.
|
|
|
Purchasers wishing to make payment in any currency other than US Dollars should contact developer.
|
|
|
Upon receipt of the Reservation Fee, developer will email to the address shown on your Reservation Notice, a copy of the draft Agreement of Purchase and Sale relative to your plot purchase.
|
|
|
You should carefully check through the draft Agreement of Purchase and Sale and show it to your independent legal adviser.
|
|
|
Upon receipt of the balance of your deposit in cleared funds, developer will send to you at the address shown on your Reservation Notice, the original Agreement of Purchase and Sale in relation to your plot of land.
|
|
|
Please sign the Agreement of Purchase and Sale, confirm your payment plan, and return the Agreement of Purchase and Sale by SPECIAL DELIVERY / REGISTERED POST to the developer (to be sent to buyers) send the Agreement of Purchase and Sale to their lawyers in the Cayman Islands and your Agreement of Purchase and Sale will be countersigned on behalf of developer (at this time the Agreements of Purchase and Sale for your plot of land, will have been unconditionally exchanged) and a signed copy of the Agreement of Purchase and Sale will be returned to you for your records to the email address detailed on your Reservation Notice.

All plot purchasers have a 6% stamp duty to pay on the value of the freehold building plot; this is due for payment when the plot is transferred into your name.
|
|
|
The purchase price excludes the legal costs of registration of your plot in the Cayman Islands Land Registry. This cost is $437.50 (US) and will be recharged to the purchaser by developer when the plot is ready to be transferred into your name.
|
|
|
On or before the completion date you must have made payment of the entire completion balance in cleared funds. The completion balance of your plot price may be paid interest free over a one, two, three, four or five year period. Please contact us for further details if required. Developers believe that obtaining independent & expert advice on your plot purchase is essential so do we also. For this reason we recommend that our buyers use an independent solicitor
